Condos Rebound, but Housing Estates Remain Slow to Clear

Bangkok and its five surrounding provinces recorded improving residential sales in the second quarter of 2026, but the recovery was uneven. Condominiums provided most of the market’s momentum, while housing estates continued to face weak purchasing power, financing constraints and a lengthy inventory-clearance period.

According to the Real Estate Information Center, 214,083 residential units were available for sale, down 9.6% year on year. This included 85,249 condominium units, down 5.8%, and 128,834 housing-estate units, down 11.9%.

Condo Sales Rose 19.5%

Total new residential sales increased 2.6% year on year, while their combined value rose 8.6%. New condominium sales increased 19.5%, while housing-estate sales declined 11.4%.

Condominiums achieved an average monthly absorption rate of 2.4%, compared with 1.4% for housing estates. At the current pace, remaining condominium inventory would take approximately 39 months to sell, while housing estates would require around 67 months.

The figures do not prove that every condominium project is recovering or that prices and rental returns will automatically rise. They show that buyers responded more strongly to condominiums during this particular quarter.

Fewer Launches Also Reduced Inventory

New project launches fell 15.6% by unit, while housing-estate launches declined 28.6%. The total value of newly launched projects dropped 51.9%.

Accumulated unsold supply consequently fell 10.2% to 202,414 units, with a combined value of approximately THB 1.284 trillion. The reduction resulted from both stronger sales in selected segments and fewer new projects entering the market.

Recovery Remains Location-Specific

New condo sales in Sukhumvit increased 138.6%, with an estimated inventory-clearance period of 16 months. The Bang Yai–Bang Bua Thong–Bang Kruai–Sai Noi area recorded 59% condo sales growth and an estimated clearance period of 27 months.

Khlong Luang condo sales increased 59.1%, with a monthly absorption rate of 7.9% and an estimated clearance period of 10 months. However, housing-estate inventory in the same area could require approximately 108 months to sell.

Housing Estates Still Face Pressure

Housing estates in Pathum Thani had an average clearance period of approximately 92 months. Nong Suea recorded a monthly absorption rate of only 0.2%, translating into a theoretical clearance period of as long as 490 months if current conditions remain unchanged.

Housing-estate sales in Bang Phli–Bang Bo–Bang Sao Thong declined 40.1%, with an estimated clearance period of 92 months. The overall Nakhon Pathom market could take approximately 84 months to clear.

The weakness was not universal. Housing-estate sales in Mueang Samut Sakhon increased 168.7%, reducing the estimated clearance period to 38 months. This reinforces the need to analyse individual locations, property types and price segments.

What the Data Means for Buyers and Investors

Condo buyers should review each project’s remaining units, completed transfers, rental demand and competing resale supply. A rise in new sales does not guarantee an immediate increase in prices or yields.

Housing-estate sellers may need to compare their asking price with new projects, resale homes and bank-owned properties in the same area. In locations with long clearance periods, above-market pricing could extend the selling period considerably.

The Q2 2026 figures do not show a uniform property-market recovery. Condominium sales increased 19.5% and their inventory-clearance period was shorter than that of housing estates, but performance continued to vary substantially by location. Buyers, sellers and investors should therefore rely on location-, property- and price-specific data rather than the broad statement that the market has recovered.
