ICONPHUKET: THB10 Billion Investment Targets 2029 Opening in Phuket
Siam Piwat has announced ICONPHUKET, a THB10 billion development planned to open in 2029. Combining retail, visitor attractions and entertainment, the project adds a significant destination-development proposal to Phuket’s property landscape. For buyers and investors, the announcement is worth following, but it does not establish that nearby property prices or rents will automatically rise.
Two Projects, Two Timelines
ICONPHUKET is a key component of Synthesis Ark Phuket, a mixed-use development by CV Group in Thalang. The wider masterplan covers more than 500 rai and has an investment value exceeding THB50 billion. Its planned uses include residential property, hotels, offices, serviced apartments, education and wellness facilities.
The distinction matters: THB10 billion refers to ICONPHUKET, not the entire mixed-use masterplan. ICONPHUKET targets a 2029 opening, while the first phase of Synthesis Ark Phuket is scheduled for completion in 2032. Buyers should not treat either date as the completion date for every component.
A Destination Beyond Conventional Shopping
The developer’s concept combines retail with 12 planned attractions and experiences, while creating opportunities to showcase businesses and cultural identities from Southern Thailand’s 14 provinces. Actual operating details will require further announcements. Planned features should not be confused with attractions already available to visitors.
What Property Buyers Should Check
In Connex Property’s assessment, a major destination could strengthen interest in surrounding homes, commercial space and accommodation. Whether that translates into sustained demand depends on delivery, accessibility, tenant activity and the spending power of actual users.
Homebuyers should test commuting routes at peak hours and assess facilities that already exist. Rental investors should compare achievable rents, vacancy levels, maintenance charges and holding costs with similar properties. Neither a large investment figure nor proximity alone guarantees occupancy or rental returns.
Sellers should describe the development as planned and use verified distances rather than vague claims of being nearby. For land purchases, legal access and permitted uses remain separate checks. ICONPHUKET is a development milestone to monitor—not a substitute for property-specific due diligence.
