Sansiri Expands Green Property Model from T77 to 18 Communities

Sansiri is expanding its Green Property approach from energy-efficient homes and condominiums to large-scale communities. The developer plans to apply lessons from SANSIRI T77 across 18 communities nationwide, covering approximately 3,800 rai with a combined development value of more than THB 103.84 billion.
The move shows how sustainability in real estate is shifting from a broad branding message to measurable building performance, including lower electricity consumption, residential solar power, electric-vehicle infrastructure and construction materials designed to reduce indoor heat.
From an 80% Energy-Saving Prototype to Scalable Solutions
Speaking at the “New Energy for Thailand” seminar, Sansiri President Uthai Uthaisangsuk said the company had previously developed a prototype home capable of reducing energy consumption by as much as 80%. Although the initial cost was too high for commercial production, the project helped Sansiri identify practical energy-saving measures that could be incorporated into its residential developments.
Sansiri says it has installed EV charging facilities at approximately 1,200 homes and prepared supporting infrastructure for another 2,500. Solar panels have also been installed at around 3,800 homes and at clubhouses in its housing developments. The company estimates that these initiatives have reduced carbon emissions by more than 7,000 tonnes of carbon-dioxide equivalent.
T77 as a Clean-Energy Community Model
SANSIRI T77 in On Nut serves as a pilot community because it combines residential buildings, offices, an international school, retail space, security services and property management within a single district.
According to figures disclosed by the company, energy initiatives at T77 have lowered monthly electricity costs at its office buildings by more than 20%, while Habito has recorded savings of more than 9%. Sansiri now plans to adapt the model to the other communities in its portfolio.
These figures are significant because they translate Green Property from a corporate commitment into an operational result that residents and building managers can monitor through actual energy costs.
Graphene-Enhanced Precast Walls Could Reduce Indoor Heat
Sansiri is also working with King Mongkut’s Institute of Technology Ladkrabang to study the use of graphene in precast concrete walls. The company expects the material to reduce indoor temperatures by approximately two degrees Celsius and says it may be ready for implementation within one to two years.
If the technology proves suitable for use at project scale, it could reduce air-conditioning demand and long-term electricity expenses. Buyers should nevertheless review the testing results, production standards, additional cost and warranty terms once the material reaches commercial use.
